However - things like Fire Dues, Weed Liens, Etc (things that really matter to us Tax Investors at least in my area that I invest in are just a phone call away.

These are common strategies to get more cash together to invest in real estate. 

Little to no maintenance or pesky phone calls from the tenants because they treat the house as if they owned it.

Lodging came with a shared bathroom and use of the common areas of the house, including full use of the kitchen. 

So there is that concern, I don’t know when homes in my area were required to be build with 3 wire common ground electrical, and then there’s the plumbing of course, I don’t know when iron was no longer allowed either.

Account Closed, Credit is important but I would rather have no score with proof applicant meets other financial obligations (current on utilities, cell phone bill, etc.) then an applicant who has a 720 score but is maxed out on all their credit cards and installment loans and whose debt to income ratio is off the charts.

Ask for 12 months of proof of rent payments "on time". 12 months of phone bill payments, 12 months of water bill payments, 12 months of electric payments, tuition payments on time, auto insurance payments, etc.
