Hi @Chris Martino - I’m far from a legal expert on this - however just based on reasoning from what I’ve read, I’d be surprised if what you’re saying is the case - if doing the transfer without telling the lender did not satisfy the legal reasoning for the transfer in the first place, I doubt so many folks would’ve chosen to do it this way. 

Definitely was an educated gamble going and doing this one.

You would think the revenue from the gambling would have helped the Joliet people out, but they never shared that money with the town. oh well, its still a great, great place to invest.

I suspect if any of us knew where such and area might be, we'd be buying and keeping quite.Vegas is a good place to gamble.

If it goes above that, then I took the gamble and lost.  

Find a deal and then find your mentor- even if they are just temporary find someone you look up to and someone willing to walk with you during your first steps into this new path you have chosen.

It also allows you to put tenants in the property that you have chosen rather than relying on someone else's choice of tenants that you may be stuck with for the duration of the lease.

That doesn't seem like a good investment to me, it becomes very much a gamble on appreciation.
