They're experts at this.I would also think most lenders will want a very detailed and specific business plan on the concept and see that you have strong partners on your team in the areas where you don't have strength....that might be civil engineer, zoning consultant, realtors/brokers and others. 

Your project may be significantly less (or more) but the only way to know for sure is to get a couple of bids from foundation experts in your area. 

We also get complaint letters about noise, yard work, he states that anything we do “puzzles him” as if we are doing it to try to annoy him, and complains non stop about this and that, he emailed them to us AND certified mails them to us.

I'm not an expert and only deal I have I my personal home that were fixing up to rent when I find our next live in home.

@Kim KnaustI am not an expert in your market but if you can make 30K on a house under 100K I will be soon. :)I would expect to make 10-15% of the ARV in my flips.

I think even if I did follow through and get my license, and become an expert in this area of CO as a realtor, I would still likely hire a realtor in the state that I was buying in.

This all can be nerve racking - a little scary.While some “experts” say : Go big as soon as you can!

I have friends now who are in just about every space I could need an "expert" in.
