All the details (including the financials) are on my blog...But the short story is, I received a call last summer from an agent who basically said, "My son's house is going to foreclosure next week, is listed as a short sale and we need an offer to stop the foreclosure auction.

Hold on, don't celebrate too quick, your fee must be earned, put it this way:I buy your option, I go to the seller and he refuses to sell or can't sell with clear title under the terms you sold me.....yes, I have a claim against the seller/owner, guess who else I have a claim against for giving me a bogus option, one that was not honored or enforceable?

When I traveled back to Ohio this summer I was talking to a real estate investor out there and he said that going to the commercial side of a bank you can purchase the property cash and refinance out of it immediately getting almost all your capital back and he has 40 properties in his portfolio.

While there might be a college student cycle and general family market, January doesnt typically meet any of these needs/ demands.I always try to time my leases to end in the spring/ summer timeframe so that I could easily replace tenants in an opportune season.

The lease ends in July and I would prefer to keep it on a one year cycle so as to keep vacancies in the summer when demand is highest.
