2nd question...so even though you're not doing an initial purchase and trying to take out the equity in the property, does a dscr really make the most sense or does something like a heloc do better?

I don't know anything about the deal but after reading your post I googled the company and found a press release from Nov 2021 announcing that they had purchased The Aubrey.  

But it had a third illegal unit that was there when he purchased it.

I am interested in and focused on mid-term rentals and am looking to invest in other markets outside of my current location mainly due to high purchase prices.
