"In Pro-Per" if you will.Then you'll be able to petition the court for Letters of Administration (no will) or Letters Testamentary (will).Those are one of two documents that give the PR (here in CA) legal capacity to encumber a probate property. 

I am situated in Central California, so the financing out here is a bit different.

Double closings without disclosing what you are doing is not legal in CA,(maybe I'm wrong) a majority of wholesalers out here will assign contracts using their LLC and/ or assignee, for that you can use any title company you want.
