I found an agent that 'Gets it' and I do everything I can, not to burn him out.

It is a 19 unit (4 owned by owner and are on a Rent to own contract, the other 15 are owned by tenants who pay lot rent) mobile home park, the numbers look good, 13% cap rate.

I am in the process of purchasing a mobile home from an individual who still has a mortgage on the home and have a few questions about the transition purchase process. 

Both the forms cover pretty much everything - moisture issues, safety, housekeeping, appliances, light bulbs burned out, etc.

If they see old, ugly, destroyed, scraped, burned, molded, whatever, they will likely get scared away to the next home.

I've spent quite a bit of time on BP in the last several weeks, and noticed far more incidences of newbies starting strong and burning out/quitting than I have successes, and I thought 90% was a pretty accurate estimate, if not conservative.

That way when you start accomplishing it you'll feel more of that fire burning in your belly!
