With this said, if it's an A property I would totally remove it and put in a new tub and 3 piece surround (or a one piece tub & shower unit if you have access) and I might also do that for a B property.

In theory I could use the HELOC that is available to me (limited) to pay off existing mortgages on 2 of my other properties, but that seems a bit like churning assets - the true intention of accessing credit is to buy other properties outright with cash.

Also, if the bank has access to the contract and didn't agree with that contingency they would never send someone out to do the Appraisal in the first place.Account Closed

I'm considering an alternative approach, which would be to fill these areas with sand/granite and install paver stones to create a more rigid/flat surface, which would still provide accessibility for future repairs.Might make sense to adopt both approaches, according to the specifics of each area.Much appreciated!

This year, he had a several little problems, took me a few minutes over the phone each time, and he credited me $150.00 towards accounting fees.Aside from missing deductions, the taxpayer is accessed fines and penalties, and with a CPA, I expect that he will take care of all of that, besides helping me avoid missing deductions.
