Not exactly 1% rule, but it has high appreciation potential (although I wouldn't bet on it). 

You could go to the new subdivision and there were tons of active comps and sold comps.

What is the landlords responsibility regarding parties or illicit activities by a tenant?

I know what the qualifications are to be a real estate professional, but I've read that an election may need to made so that I can treat all my rental activities as one activity so that my hours claimed are considered for all my properties versus needing to prove I spent enough hours for each individual property.

Your passive real estate returns (if you did not engage in real estate as a business) would not come close to matching the active returns you are able to make as a successful commercial real estate broker.P.S.
