Doing a little math, a payment of $309/mo on a 30yr mortgage at 4.49% comes out to a $61K mortgage, so $20,500 down plus closing costs. it appraised at 108k for the loan. put a coat of paint and it would be 115k. lol

Of course, even the passive investor can become active if they decide to value add to the property, whether it be a nice coat of paint on the exterior, or new cabinets in the kitchen, to increase the value prior to selling it.
