It's not something we do on purpose for a unique touch, but just something to make them look good.We do name all our LLCs animal names.

Doing a little math, a payment of $309/mo on a 30yr mortgage at 4.49% comes out to a $61K mortgage, so $20,500 down plus closing costs. it appraised at 108k for the loan. put a coat of paint and it would be 115k. lol

A reverse exchange can be a wonderful though relatively expensive and somewhat more complicated animal to complete successfully.

Not saying you should do what I do, unless you're confident that you too know animals well enough to trust them, if you don't, go with the flow

Probably not typical I would love an elf to handle animal /pest  control- my most annoying issue over the past year has been squirrels, beavers, raccoons with calls at untimely hours.  

Of course, even the passive investor can become active if they decide to value add to the property, whether it be a nice coat of paint on the exterior, or new cabinets in the kitchen, to increase the value prior to selling it. 

It's furniture grade plywood ($ 11.50 for 4'x8' sheet at HD) cut into 4'x4' sections and alternate grain laid. finished with 3 coats of poly. 

For commercial properties, I drive a Mercedes 550SL convertible and wear a sport coat.  

I will be in the Istanbul airport en route to taking students to South Africa on an animal conservation trip in less than two weeks. :) Yeah, I really want to get involved this summer when I go home for a few weeks.

The walls are covered with smoke (they tried to clean). so I am thinking a new coat of paint.
