I bought a 5-unit building that would have great cash-flow if it had higher occupancy and if the air-conditioning units didn't keep breaking . . . but after 3 years of negative cash flow and no sign of appreciation, I threw the towel in and sold it. 

Rents at $1500 and above will face more pressure to lower in a recession than rents at $1000 and below.

Can you do anything creative with the downstairs when you move out (Air bnb comes to mind)? 

I am wondering if during this time I should get my license and build a team to help me sell while working full time to keep the pressure off and afford back office support, or if I would be better off quitting my job once I have a nest egg saved and go into real estate full time then.

There is only ONE way to determine FMV:  without undue pressure on either party, what is a seller willing to accept and a buyer willing to pay.

Hey, I am new to BiggerPockets and I will be entering into the Air Force soon.

I’m in the Air Force so I wanted to utilize my VA loan which allows 100% financing but the catch is I have to live in one of the units.

A common thing for self PM's is to incorporate a clause stating every 3-6 months they are going to change the air filter in the house...I'd love to hear what other self PM's are doing or what expectations of the PM's other investors have.
