I don't see a lot of value added for their fee, as most of these people just spam CL like crazy.

They just need to call or email you to get added to your list.

It needs to be signs, mailers, business cards, networking, bird dogs, driving for dollars, classified ad, online classified ad, etc, etc... every single month.

Are they a headache you don't want to deal with, or are they an added bonus to make $ off of?

I would bet had the robosigning thing not take place, you'd see the judicial states running about the same rates as the non-judicial states - meaning a fairly decent decrease year over year.I also wonder how these would look if you added short sales to the mix.

Long story short, to look at the ad with a jaundiced & distant eye, I'd be suspect about "management & lawn care" at the price quoted - around here, management for a single unit would be 10% of gross rents, and they might even nick you for lease-up fees between tenants.

I added a W/D combo into a unit that had none and it more than quickly paid for itself.

You could look at adding more out of state owners to your list, expanding probate names, targeting in-state landlords, NODs, etc.

Especially with the added ability to filter the results by timeframe.
