Get rid of the awnings and storm door, build a small portico above the front stoop and add some head casing or water-table above the windows.I agree with @Jean Bolger regarding the side & rear doors. 

I ask him if i can JV on the deal if i bring a buyer to the table.  

The wholesaler, either the one that found the property or the one that they are doing a JV with who is supposed to bring a cash buyer to the closing table doesn't know what they are doing.

Once the rehab is done, I can slow down a little and just focus on managing the managers; or more likely, buy another rehab project...BTW, I still keep an office in San Diego, on Black Mountain Road, about 2 blocks south of Miramar College.Erik
