Good morning BP! 

Tomorrow morning I have on my calendar to head down to the court house to do a title search on about 5 forclosure properties that I am interested in.

Cracks in the foundation, dangling wires, three layers of roofing material on the roof, broken fixtures, off color carpet areas, spots on the ceilings, soft spots in the walls in the bathroom where water has penetrated, swampy areas in the lawn.

Morning BP, I just closed on my first SFR in Oklahoma (I live in Washington).

You need to figure both soft and hard costs and you need to leave a variance for unexpected occurrences.

I always try to issue a check, to "cash", even for those contractor insisting on cash.The only exception in all these years is a few days ago, someone rang our doorbell 7:30 one morning last week, doing my neighbors driveway and sidewalk.

What is your motivation to get up in the morning?
