Keep in mind that ceramic is less comfortable to walk on.

Lastly you have your own team walk the house?

I have done research into commercial investing, but would like to walk a property in person and fill in the gaps of what i've learned so far!

Its easy to say take it or leave it but you need to be sure you are actually okay if they decide to walk. 

While walking around I felt so motivated.

  - I selected an agent to work with and they walked the property and provided their analysis.- I used their network (title company, contractors, etc)- listed the property with them and now under contract with a buyer.Now I have a team in place for more deals in this part of FL. 

Of course he will need them not to use any stairs for a week because you don't want them walking through a construction zone but it might be only a few days for a stairway and then most of the work is on your level.   

I'm a Realtor so I was the first to walk in the door the minute it hit the market and made an offer before the 2nd showing even happened that day.
