If this is the spouse, it will typically indicate that or at least show same address for residence.I guess the only bugaboo that you might find are Brother and Sister who live together.I've made my living deal with anomalies; needles in haystacks, on a serial basis.

Do they qualify, re-qualify them basically, verify employment for existing tenants assumed.Verify utility history with utility providers to ensure the tenant has been there for the term indicated, there are scams by turn-key sellers, this verifies the tenant has really been there.Review their payment record and any collection efforts.The landlord needs to send the tenant a notice of sale, certified mail, return receipt requested.

The bad is that they often don't have the other qualities we look for - employment longevity, high enough income, bank accounts, etc.People with pitbulls also have limited options, but we see this as a situation they put themselves in and indicative of being poor renters.What I have a hard time seeing or quantifying is how high maintenance a tenant could be.
