Sometimes it’s good to the shop local mom and Pop and or brick and mortar banks.

i dont think my parent listed as a renter. i think the letter saying my parent told the tenant to leave which isnt true.

I was just out shopping for new auto and umbrella policies, and most insurers won't write a personal umbrella that covers an STR if the underlying policy for the STR is on a commercial form -- which is the case for most good STR policies. 

Maybe negotiate with the family for a lower price that covers you in case you need to list it later for sale. 

Look at local listings for 4 bed vs 3 bed. 

I’ve even reached out to local home buyers but as soon as they hear it’s already listed they run too.

I've begun a list of appraisers not allowed on my properties, and will now begin having my own appraisals done to see if it helps me win against bad appraisers.
