I'm a new investor operating in the Southeastern Michigan area.

I am thinking of selling a duplex that I currently own in West Michigan and was wondering if it's a good idea to wait until April when the downstairs tenants lease is up and the move out?  

In decent parts of MI at least, a 4.2 cap, unless you've got access to something good off market, is about what you are looking at these days.

I'm currently working with sellers but having a difficult time finding investor friendly title companies/agents that's familiar with handling assignments of contracts and double closings around the Saginaw Mi area.

Hi everyone - if I have one investment property in Michigan and one in Ohio can I put them in the same LLC or is it state specific?

I’ve only closed one in Oklahoma and four in Michigan so far, but it seems to be a lot more feasible than continuing to look for deals here in Southern Cali, like we have for the past few years.

I am wholesaling virtually and I've chosen to invest in the Michigan market.
