I would just call them up and ask why they are unwilling to share this information and your apprehension with approving them in your home without more information. 

It might just be a matter of calling several banks until you get a yes. 

I’ve had multiple calls about the owner financing.

They fired the full-time employee and just absorbed the calls with existing staff.Most lenders will likely limit you by DSCR.

@Ryan Larsen what @Nicholas L. states is pretty true.Being a PM is NOT a high-paying, often not even a well-paying job.If you're set on that strategy, start calling up local large apartment complexes and asking if they are hiring.

Call a local property management company (a few to vet them) and ask what they charge for a "lease only agreement"  We do this all the time.
