I like that you didn't neglect the foundation...so many owners try to rehab in spite of the crawlspace then have problems down the road.Recommendation: Try to avoid steel shims on a pier and beam home, rot/insect resistant cedar shingles are preferred:- allows for more precise leveling- can be easily installed without over driving thicker shims and creating humps in flooring down the road.Congrats

While you have the columns in the basement, they are designed to carry the load from the roof down through the existing stud wall and into the foundation. 

I asked for a draw to pay the foundation and said I would complete other repairs with cash on hand.

Did they just put fresh carpet over a leaky foundation, or did they actually set you up for a decent chance at success?

My reason for making the transition is that I eventually want to own single family rentals and small multifamily properties and feel that working in PM will give me a strong foundation to learn the business of owning and running rentals as I begin my own investing career.
