From my experience, people usually do a fine job with revenues and expenses, but mess up the accounting for assets and liabilities.

However, if you are in the path of production, you can end up with a B/A class asset and savings on Capital gains.From my perspective I think an established fund with experienced investors would be less risky than doing it yourself.  

Or don't move out and you're still paying less than you would renting and you now own an asset. 

That gives you an anonymity  and asset protection at the same time.

@Sarah Moore Some great advice here from @Chris Mason I'd also add that like any other asset the underlying demographics of the market these buildings are in can tell you a lot about the office demand as well.
