I didn't start until 44 and I started extremely slowly and cautiously.

Most everyone there is extremely helpful and its good to be around other like minded investors.

I am about to exhaust my VA benefits here in Silicon Valley :X 600k for a tiny house haha ;) 

Properties are getting extremely expensive on the Peninsula so people have to migrate south or east.

These programs work extremely well at their original intended purpose, but start to fail when political considerations come into play.  

Like @Kevin Tran says, don't make it right after inspecting the property (unless they are extremely motivated and facing deadlines where speed is necessary).  

I'm ready to plant down anywhere that cash flows are strong (and there's not extreme racism – I'm dark skinned).Goal is to achieve the 2% rule or maybe even better.Here's how I plan to find such areas:1. 

. - Marketing tied into our website makes listing a property on our website extremely easy: upload photos, narrative, click "Publish for Rent" in Propertyware, it is up on our listings page on our website.- Accepting e-payments from tenants, direct deposits for owners, all within Propertyware.

I'm fortunate enough to have a tiny window of time to try and perform some due diligence here.

I wouldn't say rule them out if the price is right and the complex is desirable enough for the tenants you want to attract...but I would say proceed with extreme caution.
