You do not spend money unless it is absolutly necessary in regards to repair/maintiance and anything additional must contribute to a rental increase with a pay back of your costs ideally within two years.

Most other brokerages I spoke with had additional recurring fees on top of the above minimum costs.As far as commission splits I'm not sure what I can publicly share so I'll play it safe and just say that its similar to what KW offered but without the recurring fees and can be negotiable and go up over time.

Buying an investment with existing tenants may sound nice on the surface but it can come with a lot of problems.Buying a vacant property and finding your own tenants has additional challenges because you don't know what you're doing.I recommend passing on both deals.

Additionally, most banks will require a vesting/resting phase of anywhere from 6-12 months, i.e. you'll have to own the property that long before being allowed to refinance.

Just keep shopping.One additional thought to what Jeff said about the leverage a selling broker has over a 1031 buyer - There is no requirement to reveal the 1031 when going into contract.
