Whether or not he can buy those pipes sales tax free completely depends on how he invoices his customers.

I don't put carpeting in my rentals so unless you have a chewer eating cabinets, doors or trim I think its pretty safe and opens up your tenant pool.

I would plan on building separate online funnels to attract customers from more than one source and wouldn't limit myself to to marketing on just AirBnB.I'm also open to flipping, but don't feel ready for that game quite yet.  

get rid of disposal and call it a day. the old one probably was showing signs of going bad and a disposal isn't needed as much unless you also have a dishwasher.. if so replace and inform about foreign objects.. it happens.. better it wrecked than sprung a leak and damaged cabinets or flooring so call yourself lucky 

., be aware that if you rent through HomeAway/VRBO for the first time as an owner, they will hold your first customer payment for 30 days + if that falls on a Friday, they don't disburse until Monday + you must then allow 5-7 days for your bank to receive the payment.
