In NY probably will take 6-7 months I would think. 

I would never do a commercial loan with shorter amortization and balloon payment. yes lower rates for now, but you have to do a refi at some point and if you do all of your loans on shorter terms, you will not be able to access as much traditional financing potentially.

I have mine for 1800, I’ve been receiving a lot of attention on and people have been touring it a lot, however no one has finally made the next steps to move in.

This has been asked and answered many times.Ship to house or your cleaners.Have cleaners setup stuff or hire a handyman for stuff that needs to be assembled. 

Are there any particular things to check when evaluating such a deal?

I purchased a property in an area with an HOA in 2020 in a ski town with the intent to build a home on it to live in during retirement (15 years away) and rent until then using it occasionally when not rented to cover the mortgage.

Also, does everyone in your household want to sell this and move to a multifamily?
