But that is not the goal of AP.

There are pitfalls in the entire process...from sourcing, analyzing, scoping the repairs, doing the repairs, leasing the property, managing it or flipping it, how you do those things ultimately can make or break your investment goals. 

My goal is to own a cash flowing (obviously) rental property by the end of this summer.

My goal is to be financially independent and not have to rely on a paycheck all the while being able to build a portfolio that can be handed down to my 2 kids.

You had a series of goals and it looks like you are making great progress.Good luck with your search.

Answer the question "why we want to invest", have goals associated with that why, and make a plan to reach those goals.

That is a great strategy, but it doesn't jive with everyone's strategy/long term goal. 

But now learn to let go the anger and frustration or it will own you.If you keep to your goals and continue moving forward, the day will come when you realize this was a learning experience and that you have profited greatly from it.
