Both of them are by the bedroom and this new one I just completed a master bedroom build added on to the back of the house with a private entrance for myself so I’m currently renting out the other 3 beds.Which cost me thousands more than I expected due to contractors not performing like I had expected etc etc.

I would simply get away from any large bank and go to a small local community bank that will cherish your deposit relationship..

I'd strongly recommend seeking out other purely passive accredited investors and focus on building real relationships.

If I use seller financing to own a property, do I build equity even if I sell before the mortgage is paid off?

That's far from a definitive answer because its an owner occupant and a single family, but I would imagine if you e-mail the house/building department they should be able to give you a firm answer.  

Look at ways to pay, build a team, start with something small, check everything carefully, move forward, and keep going even when it's hard.Begin with a small property or an easy project, aiming to learn by doing and slowly grow your holdings.

Many things go wrong in construction, some of which are unavoidable, how the contractor handles those issues is paramount and speaks volumes to their abilities (or lack there of in the cases above).There are no short cuts to construction or dealing with the building and safety/planning departments in cities, they are slower than turtles in almost all cases.
