I think BP offers such great resource for newbies, helping calm the fears of getting started by watching others do it.  

Do you have internet and can you watch the evening news online?

I also have been listening/watching many podcasts with Brandon Turner and Josh Dorkin, which are incredible and second to none when it comes to real estate investing material. 

I live and will invest (at least to start) in Kansas City and the surrounding areas.Let me tell you a little more about myself:I enjoy traveling, watching sports, reading, going on early morning runs, eating healthy and (most importantly) spending time with my family and friends.I'm a big math nerd.

Another concern is that yYou're using city boundaries for your data set which is a bit limiting and precludes apples-to-apples comparison across multiple cities.
