My buyers list is still small but my interactions with local rea groups have been encouraging. 

Seems he has had interaction with a few wholesalers and at this point he should realize the property is not in tip top condition and he is not going to make top dollar.

I came across Minggl, which is a social interaction manager.

We started interacting around Oct 6 - we have some paper deals come our way - out of which 80% were worthless.

Sometimes you can know during the initial interaction that the tenant is a caller. 

I would avoid interacting with them, and you probably want to block some of your own personal content from them, but so long as you can keep your relationship strictly business, I think it probably helps more than it hurts.

I need to do a better job of documenting interactions with tenants.
