But anything less than that is an absolute no.So if I purchase a house for 65k, put in 13k in rehab and pay 8k in financing fees, I'd be all in at 85k (deal I did recently).

You get a check in the mail every month with no worries and the tax depreciation with it.The 50 to 150 units for an apartment building you can put in place a full time management and maintenance person so that you have hands off investing and never see the property except on rare occasion.

It kind of sucked to spend 110/hour just to have different stems put in, but I thought, hey better than tearing out the wall and now I know about generic stems not working.As it turns out, the "good" stems did not work - so that was a waste of 150 bucks (minimum time charge plus the stems).

I had a list that was 4000 names and I wanted to halve it without buying a partial list, so I added his tip to put in home values from 100K to 300K since that's my investors demo anyways and I figured it would narrow down my list and drop the million dollar homes that I won't be touching anyway.
