It shouldn't be hard to tell if the tree is overgrown, has visible dead limbs, regularly drops sizable limbs/branches on the ground, etc. 

I was interested on single family home in (9/10) good school district in center NJ $540k, 4beds and 21/2 baths with basement(full finished, no walk out level) nice backyard. very small updates need to be done like paints, lights replacement..bedrooms are on upper level, main level has big eat-in kitchen, powder room, nice living room, less taxes.

REO and 2. potential distressed properties with key words (potential, all cash, TLC, handyman, fixer upper, and will not qualify for FHA)I will continue to look at what is new and run the numbers on bigger pockets.

Save for a down payment on a primary fixer upper.

Building costs can run $350 on up per sqft.

Depending on the market you're attempting to attract, I think the upper-middle prefer a 2 roommates per bathroom ratio. 

Homes in these areas (even fixer uppers) tend to be on the expensive side.

We both put in equal amounts of personal cash into the LLC's bank account to cover purchase costs and rehab of the upper two units.  

Bought it for $127K, I only had to put down 3.5% which was about $5KREHAB'D - I spent a year renovating the upper unit myself (the bottom unit came with tenants, so I couldn't do much there).

I'll go out on a limb and guess that it's currently not finding enough work to stay busy.What's your biggest headache?
