I would love to get a better understanding of what duplexes in this area actually sell for, and not just running my numbers based off of initial listing prices from owners.

Very few newer built investment type duplexes unless you go to someplace like Denison, about an hour north of the metroplex.If you're thinking about using the 2nd side as a STR, make sure you understand both the current law and sentiment for STR in the area.

It is important to understand that a window is a shower area is meant mainly for ventilation , not egress, but a window over a toilet can serve two purposes, ventilation, and possibly egress but generally building codes do not require an egress window in a bathroom, such as in a bedroom would. 

If people do not understand it they will not do it.

They are both pretty reasonable tenants that understand stuff happens...
