How did you find this deal and how did you negotiate it?

I am on the outskirts of Raleigh looking to get more into Foreclosure's for investments and wondering if anyone know where to find the list of Lis Pendens for Wayne, Johnston, Wake and other surround counties.

It would be worth contacting your PMS to find out their plans for direct integration.

I have been struggling to find properties in this market that provide much cash flow at a 15 year amortization with 7-8% interest rates.

I rather do that then find out roof damage after close.  

Any ideas for getting a loan funded, finding another co-borrower/how that would work for a deal split, etc. 

Hey everyone, I’ve been calling around to banks trying to find someone that offers a HELOC on an investment property.

If you are doing a DSCR for under $125K its not worth the loan if you can find it for a few reasons.

I have search for the appraiser but could not find in the Ma Register for Appraisers.

I am working on finding out if he has any established credit here.
