I don't know if there are any tips or tricks that haven't already been said on BP, but I know hardwork and persistence are the key to making this real estate dream, a reality.

If your a 1 trick pony, your only as good as that 1 trick. 

The trick to all of this is finding the right properties like a market here in chicago that you can consistently buy the $10k per year in cash flow.

The whole trick is to make thoughtful offers that really show the seller what the property is actually worth.

I have owned rentals for 15 years, had my real estate license for 5 years and I thought I knew the tricks of the trade...  

She's doing well with her retirement but I need to increase her passive income as we might have some long term care costs coming down the pike and investing in the stock market isn't going to do the trick!

what if this scenario played out and the people renting the house turn on you and claim you tricked them and that they never had any intention to sell the house.

But VAs do the trick for cheap, anyway.

count your blessings I thought this was going to be a lot worse than you lost 2500.. you can take them to small claims get ajudgement then try to chase them down.. not sure you can report them to any credit .. if you get the judgement that could get picked up..this sorry to say happens quite often.. almost always happened to me..my tenants favorite trick was just not pay the last month and say hey you keep the deposit then leave with a mess .... what are you going to do by the time they have not paid you can't get them evicted anyway and they know that.. ergo I sold all my rentals..
