@Matt JoplinFirst, you need to realize that the state of Washington (and lots of cities/counties) are cracking down on unpermitted additions and ADUs.

If you live in a hot area where the heat will damage the interior or cause cracks, if there’s any food that goes bad wrecking the fridge, if there’s a sump pump that isn’t powered and allows flooding, the garage doors forget remote codes, etc etc etc. 

Patch off any cracks on the wood with stucco3.

Every room with water had leaks and mold issues, cracked tile in the master bath and kitchen.

I am paying about $1000 a year for a $1M policy on a tiny condo rental.   

If I ever get to the stage of doing actual development, I'm going to have to take a crack at intentionally trying to serve that market.

A good attorney could likely show that the llc isn't truly operating as a separate entity and thus crack open lawsuit to personal assets or insurance. llcs are kind of a waste of money, insurance policy largely does the same thing.

Do you suggest learning the tiny things such as changing a door lock/handle and then have plumbers+contractors names on the side?
