Tenants had thermostats in their office suites that they had set at 68 degrees. 

NOT AN APPRAISER - But usually they look at permanent fixtures (eg swimming pool) as an adjust to the comps used.However, if there is obvious major CapEx needed (eg roof with major holes and obvious moisture invasion issues) sometimes they'll take that into account, but they are NOT physical inspectors and don't know the cost.  

Converted the 3rd car garage to a mother-in-law suite and rented it while I lived there.

The additional dwelling unit (ADU) could be a carriage house, a guest house, an in-law suite, a pool house converted into livable space, an apartment over the garage, a basement apartment, etc.

I know a couple of people that have had recent success house hacking in Longmont with a mother in law suite in the basement.

@Dan GustavsonI’d also Rent out the RV as an air bnb and then kick the dog out of his house and rent it as a mother in law suite ,throw out the Christmas crap in your attic and rent it to college students , convert your sons tree house to a sober living for men home .

This can be used as an ADU or as a private master suite.
