I typically put 80% of my equity in already cash flowing assets (stabilized light value add multifamily) and 20% in developments, deep value adds, retail, hotels.  

If price is not a concern if you stay at a larger hotel and like their mattresses you can usually go to the front desk and they will tell you how to order the same mattress you slept on at their hotel.
