It’s amazing what a mindset shift can do! 

At the same time, don't ignore the fact that market has shifted and sellers who were asking too much are still sitting there...if the numbers add up, you may just have been persistent and caught the sellers at a point where getting out from under the pain of the property is worth more to them than the price.

Streamlined and organized processes are essential and can mean the difference between a profitable deal and a complete waste of 5-6 months.

Like others have said it's a mindset shift from what normal "consumerism" teaches us.I would say, personally, though that Dave Ramsey and this are good compliments.

(As opposed to the traditional 'buy or sell with me now' stuff - not saying that doesn't work, just saying I think things are shifting.) 

I'm wondering if I should even pay to get my license now though since I'm not planning to go full time, I really do take part in the industry.I currently have a full time job as a data engineer and do very flexible as-needed gig jobs (sign up for shifts) like valet, photographer assistant,  DoorDash, Uber, etc.
