I would be more conservative, I would target assets with lower price fluctuation, and I would primarily work with partners and larger syndications with proven track records.I would avoid flips, distressed assets, and being the first in on a deal or startup concept.

In fairness, it's not all greed that does it-these projects sometimes take years from concept to execution, and it's tough to pull the plug when you reach a certain point.

People can wrap their heads around the concept of purchasing regular homes and just add the additional 1-3 units in... but the mystery around the "commercial" nature of apartments feels like a hurdle to get over that there is not as much information out there about.
