@Brandon Boyce - Local Facebook real estate investor groups, by attending local RE meetups, direct mailing campaigns, paying a VA to cold call, word of mouth by telling everyone you're a real estate investor, maintaining solid relationships with sellers (I've had an off market property sourced to me from a seller of a property I bought), developing relationships w/ wholesalers and investor focused agents who have "pocket listings".

Give an agent value by letting them earn a commission and they will make you a solid investor and can learn and get your license later.

Theirs lots of money out there and there figured out this vertical is a solid place to put it .We just noticed a company that took a commercial property public in NY.They specialize in crowd sourcing funds and place theme is our space with realizable returns Ahhh change .It will all be about keeping up and educating our investors on how they can/should compete as we see more and more of this .
