You're right there with the tenants, so accommodating the requests of tenants is much less of  hassle, and you can build up lard-lording skills much easier.

I'm not personally in a position have need of your skills, but I admire this approach.

If you are a company with less than 2yrs in business the chances of you getting access to actual capital without a PG is slim to none.Alot of those companies "guarunteeing" credit upto for new companies are actually wanting you to apply for a **** ton of credit cards.Building business credit can be done quite quickly organically.  

Other than money, what do you bring as special skills that will make this a success for you?

I have solid connections in electrical and plumbing, but looking for someone who has basic carpentry skills (install trim, take down walls and re-frame walls, etc), installs floors (hardwood and vinyl), minor painting, basic tile work, things like that.

They have their systems in place to find properties and their goto crews for repairs or rehabs.Both of these professions can be a pathway to great success or a path to poverty depending on your individual skills and motivation.
