Good points everyone - Jon, you touched on something that I think is desperately lacking in the education system, and that is practical "life" knowledge - this especially pertains to financial know-how, even stuff as simple as balancing a checkbook.

What he does and did is no reflection on you simply because you hold a similar license with the RE commission.I have no idea how good or bad of an agent you are, but the fact that you mix it up here with other invetors tells me you are more savvy and professional than most others.Bottom line here is I am not or did not attack your credibility or profesionalism, yet you insist on arguing that I must have done something wrong to deserve not getting the deal.

There are a handful of reasons why you could get a second loan, relocating 100+ miles away, or significantly upsizing your home due to a growing family ect, but simply waiting a year and getting a second loan isn't necessarily going to work unless you refinance that first loan.
