You still have to run comps on everything, determine construction costs & estimate ARV, carry & commission costs, etc to make sure that deal in that market makes sense.

We are also in an area with a low entry point for home buyers so someone thinking of spending $2000 or more for rent is also in the market to potentially buy a home as well which makes the "higher" end rentals a bit tougher to fill except for folks that are building their Dream home and not done yet or in OKC for the short term for a job or family situation.

Yes, that's far more attractive when you consider leverage (e.g. a mortgage), but when you compare it to Cleveland (4.79%) or St Louis (4.49%), it's not all that great.And when you look at Detroit at a whopping 16.73% CAGR, Columbus is absolute peanuts.In short, if you're looking at Ohio markets you would be remiss to not also consider Detroit.
