Personally, I would figure out its true value which can be done through a reputable realtor, if I can sell it at about what I purchased pre-crash, I would dump it and reinvest the money in something that makes more sense.To your success! 

I will also caution that you don't want to get a reputation as the person who gets deals under contract then re-trades.

Even if you don't use that lender and use your personal relationships they have more liquidity and reputational capital so they can withstand any verification or scrutiny.

The mechanics behind the install are not a problem, I can perform the install or if I do not have the time I can hire a plumber.

There are several developments that I know of but please always look into the builders ratings and local reputation.
