Quickbooks has gotten expensive and I'm considering just using Stessa and then sharing the reports with my CPA at the end of the year.

You should be looking at Airbnb and VRBO and booking.com and possibly FlipKey to bring you people, not to be your insurance company

If you are a cash-basis taxpayer, you report what is paid in the year.
