You'd most likely have a hard time getting another good tenant to replace them if they leave.

I am of the same capacity, have engineer and architect on payroll, 3 superintendents, and a good pool of employees; that said, overhead is not easy, and smaller jobs <15k aren't that enticing to a GC with robust capability.

Then collect funds from whomever is going to be the replacement tenant. 

@Sam Lucio They replaced the whole mailbox post, so I think it's a reasonable price and did not argue with my PM.

You'll never pay that tax as long as you own the replacement property or continue to do exchanges into your new property.
