Try to pick a niche and master it until you branch out trying a different strategy.

You'll get a feel for which PM's actually pick up the phone :) keep a note and you might have a good bead on a PM company to start with as well.

After having several discussions with other swappers, I realized that many of them are using 2nd homes, or vacation homes for additional benefits.My question for the BP community is whether there is an investment strategy anyone has used in this arena, or is it really just for recreational use of a vacation home?  

You still need to pick your entry points (both time and location) carefully in this scenario, and perhaps you are not in the right time and/or place.
