that is the crux of the matter... when jobs leave people leave with them and like we have out here in the West.. ( Ghost Towns)  its just normal commerce at play.

I'm not trying to play the innocent victim, we did some things wrong and have learned our lesson.

In posts like this I've found that I'm in the minority with this opinion but:I don't care what my tenants do as long as the property is taken care of, rent is on time, and there are no dead bodies in the unit.Worst thing you could have done is what you did.

I'll suggest that you forget about "rent-to-own" as the term applies to rental credits, this is dead for operators and look to a straight lease and option, 2 separate agreements unrelated to each other. 

Having the rent for an area you're not investing in won't help you much, frankly, since there's different factors that come into play to affect rent levels.

It's a needle in a haystack hunt for the one wealth manager who will want to play ball with you.

The goal is cashflow but I believe ROI plays into that, correct? 

This is way above my pay grade, but it would be fun to see how it all plays out.

All of that plays into what you can do and how you might be able to assist her.

There has to be commitment from both sides.If a buyer is playing the field then I do not have time for them.
