Any suggestions about where to go from here and/or big picture strategy moving forward would be welcomed. 

I'm willing to pay them a nominal hourly rate, but invest more of my own time in searching for ways to get them involved in more of the 'big picture.' 

Because it covers all those little nooks and crannies that you and the seller couldn't possibly have thought of.

But looking at the most colorful of the top 0.1 percent  of millionaires in this country presents a very false picture of how the other 99.9% of millionaires live their lives.

And here I am trying to get better pictures and not to give away too many details but trying to have them clear out the pink and purple walls in the kids room!!

whenever i need help with a house or a building its covered. and every year it gets adjusted depending on how many houses i do. its a win for him because he gets passive income and if he gets a few more investors like me he can really expand his buisness,  and a win for me because i will cut costs and time by bidding jobs out.

2nd piece is the house hack...We think best course of action would be to have an investor friend we know buy the house in cash, once we are done with renovations, we then take out a full mortgage on the house to cover whatever he paid for it and then pay him back with some interest.
