For your own safety, move.I'm guess you're not paying (when you were paying) enough rent to make it worth his while to do any major fix and maybe he's just waiting for you to move so he can come in and sell it so it can be someone else's problem.

You will need to work extra hard.You need to have focus.You need to create a strategy so you can find deals such as carving out time to speak an network with brokers, other professionals in the space that have access to deals, direct mail campaigns, BP, other investors, etc.Be patient and work your strategy.

@Greg HamerI agree with you 100% on that unless you are all cash, there is no point investing in RE today, as the 4% you will be making, after all the hard work, goes to paying the bank....That said, this indicates a peak to me.....SO be patient, and keep your powder dry....

Your insurance company is going to charge you accordingly, and you need to adhere to whatever local/state regulations there are regarding pools and pool safety, and picture/document everything.
